Will a DIY clean be enough?
Book a professional clean if any of these apply:
- Your check-in inventory says the property was professionally cleaned at move-in
- Your tenancy ran longer than 12 months
- Pets lived in the property at any point
- The oven, hob, or extractor has visible grease build-up
- There is limescale on taps, shower screens, or tiles
- Carpets have not been professionally cleaned during your tenancy
- Your landlord uses a letting agent and a professional inventory clerk
Do I need to be there?
Only if you want to be.
You can
- let us in,
- leave the keys with your letting agent for us to collect (£20),
- or use a key safe and send us the code.
How is the price worked out?
From the size of the flat and whether it's furnished, with £20 more for a start within 24 hours.
The form shows it before you book.
The terms below say when it can change.
Is the oven included?
Yes, every clean includes an oven clean for a single oven:
- the racks and trays,
- the inside walls, roof and floor,
- the door glass both sides,
- the seals, dials and handle.
Burnt-on carbon that will not lift gets a condition note in your Cleaning report.
A double oven, a range, and an oven deep clean and degrease are add-ons.
Do I need to defrost the freezer?
You can, or we can for £25.
What if the inventory clerk finds something that was missed?
If it's an item on the end of tenancy checklist, tell us within 72 hours of the clean finishing, with a photo.
We come back once, free, to re-clean it.
Items outside the checklist, damage and wear aren't covered.
Do you bring your own products and equipment?
We bring everything: products, cloths, a vacuum and the steam cleaner.
We need hot water and power at the property, and the keys or someone to let us in.
Do you clean carpets?
We vacuum them in every clean.
Carpet cleaning is by our partner, quoted separately.
Which windows do you clean?
The inside of every window, with the sills and frames.
Outside windows aren't part of the clean.
Does it matter if the flat is still furnished?
Yes.
A furnished flat costs £15 more for a studio and £25 more for 1 bedroom and above, shown in the form before you book.
Part furnished counts as furnished.
Can I cancel or move the booking?
You can, free, with 48 hours' notice.
Inside 48 hours we keep the £50 booking deposit, as the cost of the reserved slot and the travel.
Moving the slot inside 48 hours counts the same.

Re-clean
If an item on the end of tenancy checklist was missed, tell us within 72 hours of the clean finishing, with a photo.
We come back once, free, to re-clean those items, within 3 days of you telling us.
Conditions:
- the property has stayed unoccupied and
- nothing has been moved back in since the clean.
Not covered:
- items outside the checklist,
- damage,
- wear,
- and anything the landlord or agent asks for beyond the checklist.
No refund under this guarantee.
Deposit
A £50 booking deposit, paid when you book.
It holds your slot.
We keep it in 2 cases:
- you cancel or move the booking inside 48 hours of the slot, as the cost of the reserved slot and the travel;
- or on the day the flat is larger or dirtier than your booking answers describe and you turn down the revised price, as the call-out.
Balance
Taken on arrival, after we check the flat matches your answers.
When the price changes
The confirmed price changes in 3 cases only:
- You add to the scope.
- You move or cancel the booking inside 48 hours of the slot.
- The property is larger or dirtier than your booking answers describe, and a revised price is agreed in writing before any work starts.
The extra time is charged at £49 for the first hour, then £25 per extra half hour.
No other increase, on the day or after.
Cancellation
Free with 48 hours' notice before the slot, the booking deposit returned in full.
Inside 48 hours the £50 booking deposit is kept, as the cost of the reserved slot and the travel.
Moving the slot inside 48 hours counts the same.
If you ask us to start inside your 14-day cancellation period: if you cancel after we have started, you pay for the work done up to then.
The right to cancel ends when the clean is complete.
